Out of the 32 London boroughs, these tend to fall into five brackets ranging from properties between £250k-£300K to those above £1,000,000 (although this only includes Kensington and Chelsea).

Average London house price brackets
Just two of the London boroughs have average house prices of under £300k, which is traditionally considered the average price paid by a first time buyer in London.

Average London growth rates
Currently, there are two levels of year on year increases in London house prices and these are:-
+10% to +15% eg Hillingdon and Sutton
Up to +10% eg Ealing and Merton
Average growth rates since 2007/08 heights
Areas with growth below +25% are still considered ‘good value for money’ and there are still a few of those boroughs left in the capital.
