Before you look for a property, understand what a landlord is responsible for.
Know what it is you as a tenant are responsible for to spot a bad landlord who tries to get out of their responsibilities.
When visiting a property, check your landlord is meeting legal safety standards including:
  • A gas safety certificate for every appliance in the property from a Gas Safe engineer
  • Furniture meet fire safety standards
  • Electrical equipment provided is safe.
  Before signing a contract, confirm with the landlord what repairs you are responsible for, such as:
  • Internal decorations
  • Gardens
  • Furniture or equipment.
  Know what repairs the landlord is responsible for such as:
  • Roof, chimney, walls, guttering and drains
  • Supplying water, gas, electricity in safe working order.
  Check your deposit is being protected with our rights checker and

  Ask what happens about the landlord changing the rent.
Remember Landlords can’t refuse to accept rent from you.
Landlords can only increase rent at certain times/under certain circumstances set by the type of tenancy and agreement you have.
