Latest Land Registry London Borough Analysis

Every month we track the performance of each of the 32 London boroughs to see:-

  1. How are they performing this year versus last?
  2. Is the growth/decline more or less than the long term average?
  3. What and when was the highest house price growth ever?
  4. How much did prices fall during the last recession?
  5. Are current property values more or less than the 2007/08 peak?

Out of the 32 London boroughs, these tend to fall into five brackets ranngin from properties between £250k-£300K to those above £1,000,000 (Although this only includes Kensington and Chelsea).

Average London house price brackets


Only 3 of the London boroughs have average house prices of under £300k, which is historically the average price paid by a first time buyer in London

Boroughs with average house prices from £600k to £1m:-

  • Richmond upon Thames
  • Hammersmith and Fulham
  • Camden
  • Islington
  • City of Westminster
  • Hackney

Boroughs with average house prices from £400k to £600k:-

  • Lambeth
  • Haringey
  • Merton
  • Wandsworth
  • Kingston upon Thames
  • Tower Hamlets
  • Brent
  • Southwark
  • Barnet
  • Ealing

Boroughs with average house prices from £300k to £400k:-

  • Waltham Forest
  • Greenwich
  • Lewisham
  • Hillingdon
  • Croydon
  • Harrow
  • Bromley 
  • Enfield
  • Redbridge
  • Sutton
  • Havering
  • Hounslow

Boroughs with average house prices from £250k to £300k:-

  • Newham
  • Bexley
  • Barking & Dagenham

Average London growth rates
At the moment there are two levels of year on year increases in London house prices, these are:-

  • +15% to +20% eg Redbridge and Lewisham
  • Up to +15% eg Wandsworth and Havering

Average growth rates since 2007/08 heights
Areas below +25% growth can still be considered ‘good value for money’. There are still a number of these boroughs in the greater London area.

Areas which have increased up to +25% in the last seven years:-

  • Enfield
  • Bexley
  • Redbridge
  • Barking & Dagenham

Areas which have increased +26% to +49% over the last seven years:-

  • Wandsworth
  • Richmond upon Thames
  • Merton
  • Haringey

Areas which have grown in excess of +50% since 2007/08:-

  • Islington
  • Camden
  • Hackney
  • City of Westminster
  • Kensington & Chelsea
