Landlords and letting agents need to ensure they keep to timescales for registering a deposit from the tenant - it has to be submitted within 30 days of receiving the deposit.
Landlords and letting agents must give tenants the full information on their deposit, this is usually a leaflet - it's a finable offence not to do so.
It's vital to have a watertight tenancy agreement that is straightforward and clear to the tenant.
Best practice is to have a check in inventory, making it as detailed as possible and ask the tenant to sign it. There are advantages to the tenant for doing this and a quick explanation should make it clear.
Have an audit trail so if there is a dispute you have full and detailed evidence of all actions and intstructions.
