How to Rent your Property Online Checklist

Make sure the on-line agent is a member of ARLA, NALs or RICS – if they aren’t they can run off with your money! For example, ARLA, NALs and RICs agents can advertise your property on portals such as Rightmove and Zoopla.
Check they have a landline and a team you can talk to if you have any problems.
Compare the costs of advertising your property on their site – is it nothing? 
  A one off fee? A fee for a fixed period of time such as three months.
  Check they advertise your property legally, including the rent and any other charges a tenant will need to pay (for example credit checks).
  Does the site offer properties nationally or just in one location?
  Will they provide a lettings board?
How many tenants visit the site daily?
How do they market the site to tenants? On-line only or via newspapers or property portals.
Find out how many clicks or how long it takes to advertise a property prior to it being let.

  • Property viewings

  • Tenancy agreements

  • Essential gas and electrical safety certificates
  • Renewing the let
  • Eviction services
Do you have to use the services they offer or can you pick and choose?
Do they give you guidance on the 100+ rules and regulations you need to abide by to let a home?
Can they organise emergency or on-going maintenance?
